Terms & Conditions.


We assume that on receiving your deposit (or full balance if your stay is within 21 days) that you have read and accepted the following terms and conditions.


Booking and payment.

When you have made your booking, by telephone or E-mail providing us with your home address, we will send you a booking form for you to complete, sign and return. At this stage a deposit of £100 is required by cheque or bank transfer, with the balance due 21 days before your arrival.

When we have confirmed your booking it will be considered that there is a contract between us.

Non-payment of the balance shall be deemed as a cancellation of the contract by you the client. For bookings made less than 21 days prior to your intended stay, the total fee is payable.

Payments by cheque and bank transfer only.



Cancellation made by you the client for whatever reason shall be in writing. On receipt of notice of cancellation we will make every effort to re-let the cottage for the period of booking. If the cottage can be re-let we will refund all monies paid. However if the cottage cannot be re-let then all monies paid by the client shall be forfeited. You are therefore strongly recommended to take out Cancellation Insurance.


Period of hire.

Bookings are from Saturday to Saturday. On the day of your arrival, you can access the cottage from 4pm, we ask that you leave by 10am on your departure day.


Number of persons using the cottage.

The number of persons occupying the cottage must NOT exceed TWO. 


Breakage or damage.

You the client are legally bound to reimburse the owners for replacement, repair or extra cleaning costs on demand.


Care of the cottage.

It is expected that for the duration of your stay you the client shall be responsible for and take proper care of the cottage. This includes; furniture, pictures, fittings and effects, the garden and the security of the cottage. The cottage must be left in the same condition and state of repair at the end of the rental period as at the beginning.



No smoking is allowed within the cottage.



Pets are permitted, but please inform us first.


Right of entry.

The cottage caretakers shall be allowed the right of entry to the cottage at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.



The owners shall accept no liability to you the client for any loss, damage or injury howsoever caused to you the client or to your personal property.


Online Privacy Policy Statement.

Any personal information collected, is held and used in strict compliance with the Data Protection Act 1998. We do not collect any personal information from visitors to our website other than information that is knowingly and voluntarily given. Cookies are not used to collect any other information from visitors to the website.


Use of information.

If you provide your email address to us you agree that we may send information to you by email. We will never sell your details to any third party.


Data Security.

We take appropriate measures to safeguard the information we hold from unauthorised access or improper use.
